What Separates Commercial and Residential projects?

Commercial projects are meant to be open to the Second Life public or used for substantial financial gain within it. Residential projects may have large groups of homes with many activities but their primary function is to serve as a “private” home to those who live there.

What is the difference between a destination sim versus a Themed Sims/Community?

A destination sim is built with the purpose of large quantities of people coming to enjoy and use the space in a commercial setting, while often including a higher amount of activities based on the location, and having larger amounts of rentals. These builds require extensive more work, planning, and time on our behalf. Themed sims are usually built with the intention of normal traffic flows and demands and thus require less work.

What is my Commercial fee for?

Commercial fees are used to cover the extra costs and time it takes for our staff to put our best foot forward in purchasing quality materials, helping you plan and navigate based on your business strategies for your build, as well as the additional time and labor these builds often demand to bring dreams to reality.

What is the difference between a themed community and a destination?

Themed communities often have a limited number of houses for full-time or part-time renters, as well as being open to the public. Destinations are often built in mind with the max amount of temporary renters for the highest profits possible. Destination sims also tend to have a higher demand for activities, and more specific Theme requirements making them much more work in large and detail orientated than themed communities.

How long does it take for my build to be done normally?

Half sims and under generally take less than a week to accomplish depending on the depth of detail in your commission request. Half sims and above usually take two weeks to accomplish depending on the depth of detail in your commission request. To keep you up to date your builder sends daily updates with a broad idea of where you are in the building process of your commission as well as any important questions/ information they have for you!

How do I ensure that a project I want to be done is specifically done so by your company?

Rather it is a commercial or residential project planning a month in advance can usually guarantee a spot for your project. Please be advised we do try to limit how many reservations we take in for the next month due to the volume of clients we serve now being decreased, and not wanting to book out months in advance again!

What is the best way to contact a member of staff if I have questions, concerns or comments?

What is considered large landscaping requests versus small?

Large landscaping requests would be changing detailed areas or focal points of your commission that you agreed to within your building plan with us.  Small requests would be more towards asking for texture changes, activity change-outs, or generally smaller time-consuming requests than what was agreed to within your building plan with us.

What is considered a major theme change?

A major theme change is when up to or more than half of the completed work would half to be changed. Changing up to half of the buildings and what is around them to accommodate new structures would be considered a major theme change. Another could be going from a Tropical theme in the starting of your greenery, to asking for a North Eastern theme instead.

Will you work with my personal items in my commission beyond a building?

Yes in fact in most cases we prefer it as it gives us a sense of your taste and what catches your eye, and we are able to build something more specific to you. We just request that you make sure you’ve added, friended, and given your builder rights to make everything perfect for you.

Refund Policy

Any questions about our refund policy, please feel free to contact us.

Forest of the Fae Landscaping & Designs reserves the right to decline refunds for any reason we see fit. If a customer should find themselves unsatisfied with their commission but has taken the proper steps throughout the commission and during the building check-ins a credit or partial refund may be issued to the client at our discretion. Please note our deposits are none refundable. While there are extremely rare cases where we will issue refunds, this is usually only in cases where WE are not able to provide our promised services. We do not give refunds for cancellations, as our schedules are booked monthly resulting in us having to turn away business to maintain your commission time slot.
